Condo FOC pest fogging and chute treatment for Singapore tenants

How MCST FOC / pest contractors, common-area fogging, and refuse-chute treatment work for condo renters — notice windows, unit access myths, and what is not an aircon-pest contract.

The MA posts “FOC fogging Thursday 10–12”; WhatsApp panics about pets; someone props the chute door open “for air.” This guide is condo FOC / pest fogging / chute treatment ops for tenants — not unit aircon & pest renewals, not waste / bulky disposal, and not the full MCST by-law / AGM orientation.

Pre-move / pre-LOI questions

  1. How often does the estate run FOC fogging / chute treatment?
  2. Where are notices posted (app, lobby, email)?
  3. Does treatment ever require unit access?
  4. What is the protocol for pets / asthma on fogging days?
  5. Who owns in-unit cockroach contracts — landlord or tenant?

Capture answers before you LOI — same discipline as renting process. Quiet-enjoyment still governs surprise entry — landlord entry.

Ops playbook

  • Treat MA schedules as real; do not “skip this month” by wedging chute doors
  • Bring corridor laundry in before fogging windows
  • Email medical/pet constraints before the slot, not during it
  • Keep unit pest contracts separate from estate FOC — aircon & pest renewals
  • Pair with dengue hygiene — dengue living

Catchments around Bugis South, Kallang Bahru, and Bendemeer East mix older and denser stock — assume FOC culture varies by estate, not by MRT stop.

Questions, answered

Is estate FOC fogging the same as my unit pest contract?
No. FOC / MA pest rounds treat common property (chutes, bin rooms, corridors). Unit cockroach or bed-bug contracts are a separate landlord/tenant product — see aircon & pest renewals.
Must I let fogging vendors into my flat?
Common-area work usually does not need unit entry. If the MA requests in-unit treatment, that follows TA / quiet-enjoyment notice rules, not a surprise door-knock.
Can I refuse chute treatment because of asthma or pets?
Flag medical/pet needs to the MA before the scheduled window. They may adjust timing or advise you to seal windows — they rarely cancel estate-wide treatment for one unit.
Who pays if fogging stains my drying rack in the common corridor?
Photograph before/after and write the MA the same day. Liability follows estate contractor rules; it is not automatically a landlord deposit fight.
Does FOC fogging replace dengue breeding checks?
No. Fogging is one tool. Clear balcony trays and report clusters via OneService — see dengue living for renters.
