Condo marketing sells the pool. Month three is when the MCST by-laws show up: renovation blackouts, visitor-parking caps, pet vetoes, and AGM notices your landlord forgets to forward.   2. Confirm pet, renovation, moving-in / lift booking, and visitor parking clauses in writing
  3. Ask who the managing agent is and how residents submit tickets
  4. Photograph lobby notice boards on viewing day — upcoming works beat brochure copy
  5. Put “tenant will receive AGM / circular forwards” as an expectation to the landlord/agent

AGMs without a vote

Annual General Meetings are where budgets, by-law changes, and council elections happen. As a tenant you usually do not vote. Practical moves:

  • Ask the landlord for the AGM pack if a motion hits pets, EV chargers, or major works above your unit
  • If you need to speak, request a written proxy / attendance note from the owner
  • Keep circulars — deposit fights love “you never told me about the façade project dust” claims (deposit return)

  3. Ask owner to raise as SP to council / at the next meeting

Do condo by-laws bind tenants or only owners?
By-laws bind residents using the common property — including tenants. Your TA usually requires you to follow house rules; the landlord remains the subsidiary proprietor toward the MCST.
Can tenants attend or vote at an AGM?
Voting sits with the owner (subsidiary proprietor) unless they lawfully appoint a proxy. Ask your landlord for written authority if you need to speak to a specific motion; do not assume a resident pass equals a vote.
Where do I find the by-laws before I LOI?
Ask the agent for the house rules / by-law PDF and pet / renovation / moving-in clauses in writing. Marketing brochures are not the by-law set.
