Moving home within Singapore
Condo lift padding, MCST deposits, mover surcharges, dual-representation agent-fee myths, and a realistic intra-island move timeline.
An island move looks “local” until elevator bookings, MCST deposits, and school pickup collide. Reddit’s condo-move threads are remarkably consistent: management rules vary by development, and assuming HDB-style freedom is how you lose a Saturday. Re-check any tenant-agent renewal fee before you appoint someone again — CEA commission. Forced moves after an HDB landlord sells mid-lease need extra calendar buffer — landlord selling playbook.
A new estate means a new CC and playground map — rebuild belonging via CC / PA parent belonging before booking the first birthday venue.
Timeline that survives tropical rain
- Secure the new tenancy agreement with a realistic start date
- Email both managing agents / MCSTs or Town Councils for move-in and move-out rules
- Book loading bay + lift slots (weekday mornings are often mandatory)
- Get mover quotes that include trolley distance and padding duties
- Decide what sells on Carousell vs what moves — see furnishing
- Overlap leases by a few days if budget allows — same-day heroics fail in storms
- Update address with banks, telco, IRAS where relevant, schools, insurers, and MOM/ICA records when required
Condo friction: lift padding and deposits
Forum ranges you should expect (each MCST sets its own by-laws):
| Item | Typical pattern | Notes |
|---|---|---|
| Refundable damage deposit | Often S$500–1,000 per building | Cheque or card hold; release after inspection |
| Lift padding fee | S$0–200, sometimes non-refundable | Ask who installs: management, movers, or you |
| Move windows | Weekdays / morning-only common | Weekend refusals are normal, not personal |
| Loading distance | Movers may surcharge “long push” | Photograph the path from bay to lift |
Document corridor and lift condition before and after. If padding is “collect and hang yourself,” confirm hooks exist and return the pads the same day.
HDB moves: lighter paperwork, still book the lift
HDB is usually lighter than condo MCST deposits, but Town Councils still care about padded lifts, protected lobbies, and dumping. Call or use the estate’s stated channel for lift booking / padding on both ends; do not assume void-deck parking is free for a 10-tonne lorry. Bag rubbish properly on exit day — bulky items are not a chute problem (shopping / bulky waste).
Tell movers the floor, lift size, and walking distance up front — surprise surcharges are how quotes become arguments. If the next block faces a live BTO site, pack earplugs into week-one survival kit — construction noise.
Agent fee myth when the landlord is overseas
CEA rules are blunt: a salesperson may represent the landlord or the tenant, not both, even with consent. Dual representation is an offence.
If the listing agent says “landlord is overseas, so you pay my fee,” ask in writing whom they represent. A landlord’s agent helping with paperwork is not the same as you appointing them. Agree any tenant-side commission in a CEA prescribed estate agency agreement — pay the agency, not cash to an individual.
People logistics
- Stage one bedroom first so kids (and adults) have a calm base
- If you employ an MDW, plan rest days and packing help within legal rest-day rules
- Keep aircon service invoices and meter photos for both ends — deposit fights love ambiguity
Address and pass admin
Treat the move as an admin project: bank KYC address, telco bills, school bus routes, insurance panels, and any MOM/ICA address updates your pass type requires. Incomplete address trails cause FWTES and banking friction later — see short-term vs long-term rental if you are bridging illegally with hotels.
Next: renting process for TA annex discipline, or diplomatic clause if this move is an early exit.
