Return cards and IU on management-office hours — not after the last flight check-in.

Leaving a condo or MCST-managed block — access cards, car-park IU, facility apps, renovation deposits, and who signs the agent-led handover so keys and remote fobs do not strand after you fly.
Inventory every access artefact early
Condos rarely run on a single key. Count unit keys, mailbox keys, car-park remotes / IU, clubhouse tags, bike-room cards, and any condo app logins tied to your FIN or email. Photograph serial stickers on remotes. Agents often only chase the door set — missing IU or gym tags become deposit fights after you leave.

- Ask the management office for their published return checklist
Book the MCST / managing agent window
Many estates only process card deactivation and deposit refunds on weekday office hours. Diplomatic-clause exits and Friday flights collide with closed management counters. Schedule card return and car-park IU release before movers day — not after the last Grab to Changi.
- Confirm office hours and required ID (passport + tenancy / SPA proof)
- Ask whether cards must be returned in person vs via the agent
- Get written confirmation of what deposits the MCST vs landlord holds
Renovation / renovation-adjacent deposits
If you drilled brackets, tinted glass, or ran approved works, an MCST renovation deposit may still be outstanding even when the landlord’s security deposit is a separate pot. Defect inspections and contractor invoices can delay refund weeks after keys are back. Do not assume “landlord deposit returned” means the MCST is done.
- Find the renovation permit / deposit receipt before packing
- Book reinstatement photos the management office will accept
- Leave a forwarding email that is not your soon-to-die work address
Car-park IU and vehicle exit
Season parking and IU tags often need a separate cancel from unit access cards. Selling or exporting the car adds LTA / dealer steps that do not auto-notify the condo office. Sketch residual COE / PARF cash separately so you do not hold the unit for a vehicle that already left.

Condo apps, visitor QR, and helper access
Facility apps, visitor QR, and helper access rights linger after you leave if nobody revokes them. A former helper or guest QR that still opens the turnstile is a security and neighbour complaint risk. Revoke digital access the same week physical cards return.
- Remove household members from the condo app before cancel day
- Invalidate standing visitor QR / plate whitelist entries
- If a helper stays with a new employer, re-issue access under the new unit — do not share yours
Handover day sequencing
Ideal order: management office card return → utility meter photos → landlord / agent key handover → leave. Reversing that order leaves you locked out of the management office while holding a car remote they still want. Keep one authorised adult on-island until MCST stamped the return form.
- Do not courier all cards from abroad and hope
- Align mover load-out with car-park access still live
- Keep copies of signed MCST return forms with the tenancy file
