Aircon servicing (category guide)

Tenant quarterly service vs chemical-wash / gas-top-up upsells — read the TA, keep receipts, and treat ‘low gas’ as a leak until proven otherwise.

Singapore rental TAs commonly require the tenant to pay general aircon servicing every three months — confirm the clause before move-in and budget an annual package rather than ad-hoc WhatsApp vendors. General service should dismantle/clean blowers and trays and clear drains; foam spray from a ladder is not a chemical wash. Chemical wash is an occasional deep clean, not a quarterly ritual — acid-style washes can accelerate wear if overdone. Refrigerant top-ups are not routine: aircon systems are closed loops, so ‘low gas’ usually means a leak — ask for pressure readings and a second opinion before paying hundreds for gas alone. Lease-end clauses that force chemical wash + gas top-up regardless of condition are negotiation items at LOI, not automatic landlord rights. Keep dated invoices to defend deposit deductions. Pair with the aircon/pest renewals guide for mould adjacency, the pest-control category guide for bed bugs / German cockroaches (different vendors and NEA VCO rules), and end-of-lease cleaning when reinstatement bundles aircon + deep clean. This is a category guide for hiring honest contractors, not a ranked vendor list. Family ops note: haze / PSI weeks expose weak indoor air fast — book chemical washes before the season, not during an early-dismissal morning. Family ops note: swim-kit drying and humid bedrooms collide during ear-infection weeks — keep one working aircon/dehumidifier plan before night pain stacks.
