Condo EV chargers and bicycle bays for Singapore tenants
How MCST EV charger waitlists, bicycle / PMD bay allocations, and common-property deposits work for condo renters — IU registration, MA apps, and landlord vs tenant cost fights.
You bought an EV because the listing said EV-ready; the MA app has a 18-month charger waitlist and the bicycle rack is full of untagged frames. This guide is condo EV charger + bicycle / PMD bay ops for tenants — not visitor parking IU folklore, not renovation deposits, and not the full MCST by-law / AGM orientation.
What usually sits where
| Item | Typical owner | Tenant move |
|---|---|---|
| EV charger allocation | MCST / MA waitlist | Confirm type, fee, IU link before LOI |
| Charging usage fee | Resident who plugs in | Keep MA / app receipts |
| Bicycle / PMD bay | MA tagging / app | Register early; photo the bay |
| Visitor parking | Separate visitor rules | Do not mix with charger slots — visitor parking |
Pre-LOI questions that save Saturday fights
- How long is the EV charger waitlist, and what connector types exist?
- Is charging billed per kWh, flat monthly, or “free until further notice”?
- Does the TA include a season parking lot, or only motorcycle / none?
- How many bicycle / PMD bays come with the unit, and are e-devices allowed indoors?
- Which app registers tags / IUs, and what is the fine for untagged bikes?
Put answers in email — brochure “EV-ready” is not a charger ID. Ownership vs sharing math still applies: car ownership vs sharing. Active mobility rules for street riding: cycling & active mobility.
Ops playbook
- Register your IU / bike tag within the MA’s window
- Screenshot charger booking rules into the household chat
- Do not hog a charger overnight past estate limits — expect wheel clamps / MA tickets
- At exit, return tags and photograph empty bays for deposit fights
Catchments around Redhill, Telok Blangah, and HarbourFront mix older walk-ups and denser condo stock — assume MA EV and rack rules vary by estate, not by MRT stop.
Questions, answered
- Does a condo lease include an EV charger bay?
- Almost never by default. Most MCSTs allocate chargers by waitlist, season-parking rules, or SP application. Confirm charger type, fee, and IU registration in writing before LOI — brochure ‘EV-ready’ is not a bay number.
- Who pays for condo EV charging — landlord or tenant?
- Usage fees usually sit with the resident who charges. Installation or lot-conversion costs (if any) typically sit with the subsidiary proprietor / MCST. Get the fee schedule from the MA before you assume free overnight charging.
- Can tenants claim a bicycle or PMD bay?
- Often yes via the MA app, subject to caps and tagging rules. Some estates ban e-scooters / PMDs in indoor racks. Photograph your assigned bay and keep the booking confirmation.
- Is EV charging the same as visitor parking registration?
- No. Visitor IU quotas and resident season parking are separate products from EV charger allocations. Do not assume a visitor ticket unlocks a charger.
- What if my bike is clamped or removed from a common rack?
- Open an MA ticket with photos, tag number, and timestamps. Unregistered or abandoned bikes are routinely cleared. Escalate to the landlord as SP if access rules were applied wrongly.
