Condo visitor parking and access cards for Singapore tenants
How visitor parking IU quotas, lost access cards, and guest registration work for condo renters — MCST deposits, MA tickets, and landlord vs tenant cost fights.
The first weekend you host friends, the lobby tablet asks for an IU number you never registered, and the guard points at a “visitor parking full” LED. Condo living is half facilities, half access choreography. This guide is visitor parking + access cards for tenants — not the full by-law/AGM orientation (MCST by-laws & AGMs) and not HDB eligibility (condo vs HDB).
What usually sits where
| Item | Typical owner | Tenant move |
|---|---|---|
| Resident access card / fob | Issued via MA; deposit often with landlord | Photograph serials at keys; return on handover |
| Visitor IU registration | MA app / lobby kiosk / guard | Register guests before they queue at the boom |
| Season parking lot | MCST allocation + TA | Confirm in writing before LOI |
| Lost card fee | Often tenant under TA | Keep MA receipt for deposit fights |
Pre-LOI questions that save Saturday fights
- How many resident cards and visitor quotas come with the unit?
- Is season parking included, waitlisted, or excluded?
- What is the lost card fee and who pays?
- Which app / QR registers visitor IUs, and what is the daily cap?
- Are Grab / delivery bays separate from overnight visitor lots?
Put answers in email — brochure “ample parking” is not a lot number.
Ops playbook
- Register your own IU (if you have a car) within the MA’s window — see also car ownership vs sharing
- Keep a screenshot of visitor rules in the household chat
- For moves, book lift + padding + card deposits early — moving within Singapore
- At exit, return every fob and photograph the counter receipt — deposit return
Escalation without drama
- MA ticket with unit, timestamps, photos of the boom LED / clamp notice
- CC landlord/agent the same day
- Ask owner to escalate as subsidiary proprietor if access is wrongly cut
- Do not withhold rent or force the boom
East-central condo belts around Mountbatten, Nicoll Highway, and Aljunied mix older MCSTs with newer inserts — visitor rules vary wildly. Walk the lobby tablet on viewing day before you promise guests free parking.
Questions, answered
- Who pays for a replacement condo access card — landlord or tenant?
- Check the TA first. Many leases put lost/damaged cards on the tenant at MA replacement fees. Photograph card condition at handover and keep the receipt when you return cards at exit.
- Can my guests park for free in visitor lots?
- Usually no unlimited free parking. Most MCSTs cap duration, charge after a grace window, or require IU registration via the MA app / lobby tablet. Read the house rules before promising friends ‘just flash the IU’.
- Do I get a resident parking lot with the lease?
- Only if the TA and MCST allocation say so. Many rentals are ‘subject to availability’ or motorcycle/bicycle only. Confirm lot type, season parking fees, and IU registration before LOI.
- What if the MA deactivates my card after a late fee rumour?
- Open an MA ticket with your unit, landlord CC, and payment proof. Do not withhold rent. Escalate to the landlord as SP if access is cut while you still occupy.
- Are Grab drivers allowed to wait in visitor parking?
- Building-specific. Some allow short pick-up bays only; overnight / idle waiting gets wheel-clamped. Put the rule in your welcome note for guests.
