Condo move-in / move-out lift booking for Singapore tenants

How MCST move-in and move-out lift bookings, padding deposits, and loading-bay slots work for condo renters — distinct from renovation works and security-deposit fights.

Keys are ready, the mover is on the CTE — and the guard asks for a service-lift booking you never made. This guide is condo move-in / move-out lift ops for tenants: padding deposits, loading bays, and MA checklists. It is not renovation / hacking deposits, and it is not the full security deposit fight.

Pre-move checklist (email, not WhatsApp folklore)

  1. Exact move date / time window the MA will pad the lift
  2. Deposit amount, payment channel, and refund trigger
  3. Mover COI / public liability docs the MA demands
  4. Vehicle plate numbers and loading-bay rules
  5. Whether carton-only hand-carries still need a booking
  6. Who attends the post-move MA inspection of common areas

If you are only ferrying suitcase loads, ask whether passenger lifts are allowed after-hours — rules vary by estate. Soft-goods strategy after keys: furnishing a rental. Cross-island timing: moving within Singapore.

Ops playbook on the day

  • Keep the MA confirmation + deposit receipt in the household chat
  • Photograph lift interiors, lobby corners, and refuse rooms before padding comes off
  • Do not let movers “borrow” neighbour lobbies or overnight in visitor lots without MA blessing
  • If the boom rejects the truck, reschedule — do not argue past the guard

Exit stacking

Move-out lift deposits and your security deposit are different pots. Clear the MA common-area inspection first, then run the unit checkout — deposit return after handover. Early exits still need lift slots before SCT rhetoric — early lease termination.

Catchments around Little India, Rochor, and Jalan Besar mix older walk-ups and condo inserts — assume MA rules vary by estate, not by MRT stop.

Questions, answered

Is a move-in lift booking the same as a renovation lift booking?
No. Move-in / move-out bookings cover furniture and carton moves with padded lifts and loading bays. Renovation bookings add contractor registration, work-hour by-laws, and a separate renovation deposit for hacking / fit-out.
Who pays the move-in lift / padding deposit — landlord or tenant?
Usually the resident who books (often the tenant or mover). Confirm in writing before keys: amount, refund trigger, and whether the landlord’s agent already lodged anything with the MA.
How early should I book the service lift?
As soon as your move date is firm — peak weekends and month-end slots sell out. Many MCSTs want 3–7 days’ notice plus mover insurance and vehicle plate details.
What if the MA rejects my mover at the boom?
Do not force the barrier. Call the MA with your booking reference, submit missing COI / plate docs, or reschedule. Pushing through can forfeit the padding deposit and trigger stop-work style bans.
Does the lift deposit replace my security deposit?
No. Lift / common-area padding deposits are a separate MA pot from the TA security deposit. Clear the MA inspection for common areas, then run the unit checkout separately.
