EP-only households

- SPR quota applies to many non-Malaysian SPR households (block/neighbourhood caps)
- IRAS ABSD for an SPR’s first residential purchase is a different tax from HDB eligibility — currently published at 5% for SPR first residential (verify live), not the foreigner’s 60% condo story
Practical sequence
- Confirm citizenship/PR tenure for every core person — not just the breadwinner
- Apply for an HFE letter before you pay option fees
- Check EIP/SPR quota on the specific block the month you buy
- Model cash for BSD/ABSD, legal fees, and renovations separately from CPF OA dreams
- If the foreign spouse later gets PR, revisit ownership structure with counsel — divorce and REP/overseas scenarios belong in the same conversation as PR strategy
