Hougang is the northeast shortlist when Punggol feels too new-and-far and Serangoon’s NEX crush feels like a second job. Housing mixes mature HDB, newer BTO pockets, and condo stacks toward Kovan — whole-flat rents usually undercut Serangoon Central for similar bedroom counts because you trade interchange prestige for slightly longer rides. Peak NEL crowding is real; Cross Island Line hopes are long-dated.
