Stamp duty on the TA, sketched.

IRAS lease duty is usually 0.4% of total rent for leases of four years or less. Use this before you LOI — then stamp on myTax Portal.

Lease stamp duty inputs

Lease length

Months (custom OK).

AAR is the higher of your contractual rent and the annualised market rent, not an average of the two. It also takes in furniture, fittings, maintenance and service charges, but not GST. Leave at 0 if your rent is all-in.

How this sketch works

  1. Multiplies monthly rent plus any extra monthly consideration by lease months.

  2. Applies 0.4%: on total rent up to 4 years, on 4x average annual rent beyond.

  3. Leases at or under S$1,000 average annual rent are exempt.

What to do with the number

  • Confirm who pays in the tenancy agreement. Duty usually sits with the tenant.
  • Cross-check against IRAS's own calculator before stamp day.
