  • Separate overnight parking into the visitor parking workflow
  • Escalate dead intercoms in writing — do not bribe the boom with “just this once”

Questions, answered

Is visitor QR the same as visitor parking or an access-card deposit?
No. QR / PIN / intercom unlocks are entry-ops products. Visitor IU bay booking and card/fob deposits are separate MA workflows — see the visitor parking guide.
Who registers my unit on the boom-gate / intercom app?
Usually the MA after the landlord or agent nominates occupying tenants. Bring TA + NRIC/FIN copies on move-in day; unregistered units get stuck at the guard desk.
Can I share one QR for the whole week with Grab drivers?
Most estates issue short-lived visitor codes. Reusing or screenshotting expired QRs is a by-law risk and often fails at the boom.
What if the intercom never rings my phone?
Confirm the MA has your current +65 number, not the landlord’s old SIM. Test a friend call before your first dinner guest arrives.
Do boom gates need an IU even for drop-offs?
Building-specific. Many allow timed visitor QR without IU; overnight parking still needs a bay booking. Ask the MA for the written rule, not the guard’s verbal version alone.
