Questions, answered

Is loading-bay booking the same as move-in/out lift booking?
No. Lift booking covers padded lift time and floor protection. Loading-bay / refuse-bay booking covers the ground-level bay slot for trucks, bulky staging, and refuse pull-out — often a separate MA form and deposit.
Can I use visitor parking instead of the loading bay?
Usually no. Visitor lots are for guest cars, not box trucks or bulky staging. Estates commonly fine commercial vehicles that sit in visitor lots without a bay booking.
Who holds the bay deposit — landlord or tenant?
Typically the occupying tenant books and pays the MA deposit. Keep the receipt; recover from the landlord only if the TA explicitly shifts common-area booking costs.
Do refuse-bay and loading-bay share one slot?
Sometimes yes, sometimes no. Ask whether bulky pull-out uses the same bay calendar as mover trucks before you promise a Sunday clear-out.
What if the bay is blocked by another unit’s leftover cardboard?
Photograph, write the MA before your slot starts, and do not escalate into a corridor fight. Overrun fees still land on the booked unit unless the MA waives in writing.
